<p>We attended the grand opening party of the Spire on Wednesday night&#8230;and wow! I knew it would be a fun event and we&#8217;d get to tour a model or two but I was very pleasantly surprised to learn more about this new high-rise and all of the wonderful amenities! Denver now has a place that you can truly live and not have to own a car!  First of all, it&#8217;s a great location and you&#8217;re within walking distance of 100&#8242;s of restaurants and shops downtown. The location is considered a &#8220;walker&#8217;s paradise&#8221; and has one of the highest walk scores in Denver (let us know if you have questions about walk score!). In addition to the great location, there is a light-rail station right downstairs and if you decide that you need to use a car for a day or two or three, you can walk right downstairs and rent one! I absolutely love that idea!</p>
<p>Everyone seems to be talking about their carbon footprint these days and the Spire is one of the largest LEED (Leadership in Energy and Environmental Design) projects in the country. When properly constructed, living in an &#8220;urban tower&#8221; is actually one of the most energy efficient ways to live.</p>
<p>The Spire will offer some amazing amenities such as a fitness center, swimming pool, social area (the Spire Club), BBQ Deck where you can host your own BBQ&#8217;s and my favorite amenity is that the Spire will also have it&#8217;s own dog park! The dog park, named Brindley Park, is an open air park with a splash pool for the pups and plenty of seating for their owners.</p>

<p>At 17th &amp; Glenarm in Denver&#8217;s Central Business District the building has a prime location.  Just one block off of the 16th Street Mall, right at the Denver Pavilions and only three blocks to the light rail.  The location sells the lofts without a doubt but the affordable price point gets loft buyer&#8217;s attention.  There aren&#8217;t many buildings in downtown Denver that you can buy and spend under $200,000.  Midland Lofts is one of the few where affordability and good location make it a building worth a look.<a href="http://www.denverlofthomes.com/wp-content/uploads/2008/12/midland-lofts-lobby.jpg"><img class="size-medium wp-image-718 alignright" title="Midland Lofts Lobby" src="http://www.denverlofthomes.com/wp-content/uploads/2008/12/midland-lofts-lobby.jpg" alt="" width="294" height="224" /></a></p>
<p>The original, historic Midland Savings Building was constructed in 1938 and later became Midland Lofts in 2000, the 83 lofts are one- and two-bedrooms with one or two baths.  The second floor has 12-foot ceilings but the rest of the floors are 10-foot ceilings with exposed pipes.  Many of the units are finished with granite counters in the kitchen and bathroom vanities, newer fixtures and flooring.  Owners do have the option of renovating their own lofts so there are some with completely unique finishes.</p>
<p><a href="http://www.denverlofthomes.com/wp-content/uploads/2008/12/midland-lofts-laundry.jpg"><img class="size-medium wp-image-719 alignleft" title="Midland Lofts laundry" src="http://www.denverlofthomes.com/wp-content/uploads/2008/12/midland-lofts-laundry.jpg" alt="" width="224" height="294" /></a>The affordable prices do come with some sacrifices &#8211; namely reserved parking.  Only the larger two-bedroom lofts are deeded with parking, none of the other lofts in the building are sold with parking spaces.  Residents of Midland Lofts either don&#8217;t own cars or lease a reserved spot on the monthly basis.  Leased parking is available in the building and also in nearby buildings just steps away.</p>
<p>Entry into the building is secure and the second floor has a fitness center.  Each floor of the building has complimentary laundry (2 washers &amp; 2 dryers per floor) &#8211; not too bad, considering there are merely nine lofts on each floor.  One-bedroom units range in square footage 449-739 and the two-bedroom lofts range from 930 to 1065 square feet.  The urban lofty feeling of exposed ducting and pipes right in the Central Business District makes this a great addition to the Denver loft scene.</p>

Only a few short months after construction began again and they are moving right along on <a title="Scoop on Spire" href="http://www.denverfresh.com/spire-denvers-newest-high-rise-lofts/2007/05/">Spire</a> located at Champa &amp; 14th in downtown Denver. They are working on the 9th floor of the 33-story residential building to be ready late 2009.</p>
<p>Prices of the 503 units will now be starting in the mid-$200&#8242;s for the one-bedroom floorplans. Check out where they are at with construction, these pictures were taken from 14th Street between Champa &amp; Stout.</p>

<p>Downtown Denver condos that get a big, &#8216;green&#8217; thumbs up. This project is 60 residential units with parking garage floors and ground-level commercial/retail. The Building is located in Ballpark at 20th and Lawrence.</p>
<p>Currently the condos are for sale, pre-construction, and range from about $277,000 to $712,000 for 1000 square to 1760 square feet. The condos are LEED Silver certified with features such as the optional upgrade for energy by rooftop photovoltaic solar panels, translation: Earth friendly electric source. The solar power panels will give a unit 100% of it&#8217;s electric power. The flooring will be sustainable wood floors and carpet will be wool which is durable, naturally stain-resistant, and promotes better indoor air quality. The bathrooms are equipped with dual flush toilets which use much less water than traditional bowls and resident parking will have reserved parking spaces for hybrid vehicles. Denver&#8217;s sky scape will be enjoyed by residents on each condos individual balcony.</p>
<p>This Zocalo Development project is planned to be completed around the Summer of 2009 and currently pre-construction prices are available. These condos can be added to Denver&#8217;s ever-growing list of treehuggin&#8217; Denver, Colorado buildings.</p>
