This month an urban condo buyer of mine wanted a place with a great view and central location that was turn-key ready.  Urban Denver has a lot to choose from right now but nothing was fitting his needs exactly until we came across 100 Park Ave.

The building has been there since the 80′s but in 2008 all units have been refinished, leaving little work for owners to deal with and more time for them to play and enjoy the building amenities and surrounding goodies of Uptown.  100 Park has both city and mountain views and many condos in the building are lucky enough to get a bit of both.

My top three PROS about 100 Park Ave are:

Private urban dog park for the owners. Every pup needs a patch of green. Even if they are city dogs it’s nice to know that steps out the back of the building the dogs have their own area — it’s cleverly called ’100 Bark Ave”.

The prices are very affordable and have a nice ‘walkable’ location. Units start in the high $100′s and the building is FHA-approved.  Location wise 100 Park is not a long walk to Stuben’s, The Tavern Uptown or the gourmet grocery – Marczyk Fine Foods.   Affordable not only for the location but the condos have been refinished with cherry hardwood floors, stainless steel appliances and good-sized balconies. Laundry is located on each floor but if you would prefer to have your own there’s an upgrade option for adding a stackable.

Lush common area elements for residents & their guests.  For the work days there’s a business center with WI-FI, conference room, and a gift wrapping center equipped with wrap for every occasion.  The most usable common element is definitely the pool — it just looks inviting with the lounge chairs that surround the pool and hot tub and the shaded cabanas.  An often over-looked element in urban areas is guest parking and 100 Park Ave. has it.  The building has a lot for guests and it’s great to know there’s always a spot by the door.

100 Park is a newly remodeled building that’s located in the heart of the Uptown neighborhood. It’s a really nice condo conversion that’s affordable and definitely worth taking a look at. This secured building offers many amenities such as a pool that is open and heated year-round, Jacuzzi, barbeque area and there’s even a private dog park (100 Bark Ave.). They also offer free Wi-Fi and free Starbucks coffee at the Internet café on the 1^st floor. There’s also a nice fitness center with plenty of cardio machines and weights. They even offer a large supply of wrapping paper in the business center! I don’t know about you, but that’s something I always forget to pick up.

They did a great job renovating this building with hardwood floors, granite countertops, and stainless appliances. You can choose to upgrade your condo so that you do have a stackable washer/dryer. If you don’t want to pay for that upgrade, there are washers and dryers on each floor. And last, but certainly not least, many of the condos have truly stunning views of downtown and the mountains!

You can get all of this starting in the high 100’s and finding a newly remodeled condo in a building that offers this many amenities will be very hard to find in this price range.
